The Edge is a newly built architect designed, reversed-level home boasting a commanding, elevated position - a vantage point offering breathtaking views across Polzeath and its golden sandy beach. Polzeath is a short distance up the coast from Rock. Rock is frequently referred to as the coolest coastal honey trap in the whole of the British Isles so loved by celebrities, royals and a select loyal following of high flyers and fashionistas. Polzeath itself has a fantastic beach restaurant and a great pub called The Oystercatcher (not far from the property). The beach is one of the best on the north coast with its golden sand, Lifeguards and surf school.

Steps lead up from the parking area to the impressive front door and entrance porch. On entering The Edge you are drawn to the front elevation - a wall of glass which showcases a breathtaking coastal view across Polzeath. The layout at The Edge has been cleverly designed to ensure the rooms take full advantage of the wonderful view that lies ahead. The spacious living room offers 2 large sofas, occasional tables, inset lighting, lamps, 50" flat screen TV with Sky+HD and Blu-Ray DVD player. There is a large log burning stove perfect for cosying up during Autumn and Winter breaks. There is an intelligent, integral music system fitted throughout the open plan living space so your choice of music can be enjoyed from the lounge, kitchen, dining room and garden room. The sizeable garden room is accessed from the lounge and is a great space to relax, have a coffee, read the papers and unwind. With lots of glass, the light in this room is superb and there is direct access to the garden. The landscaped gardens are magical, with feature borders and pathways. The top end of the garden is elevated above the house so the view from here is fantastic hence the ideal spot for the table and chairs for 'alfresco dining'.

The kitchen really is a cook's dream, the layout is a well thought out workable space and there are 4 ovens! The kitchen units are hand painted combined with granite worktops and all the appliances are integral. Kitchen facilities include; 2 sinks, Neff double electric oven with plate warmer, Neff 5 ring induction hob, integral steam oven (for cooking fish and vegetables), integral microwave, large 2 door fridge/freezer, dishwasher, and a boiling water tap gizmo. There is a separate utility adjoining the kitchen with a further sink inset in granite worktops, along with a washing machine and tumble dryer. A rear door leads from the utility room to the landscaped garden.

A feature staircase finished in oak and glass takes you down from the living space to the 3 front facing bedrooms which all boast sea views and access to their own terrace. The master bedroom offers a 5ft king size bed, bedside cabinets, wall lights, double fitted wardrobe, integral music system and en-suite bathroom. The exquisite en-suite is finished with marble tiles and offers a bath, large walk in shower (with raindrop shower head), his and hers sinks, shaver socket, electric heated towel ladder, toilet and shaver socket. Bedroom 2 offers a versatile sleeping arrangement with a 6ft zip n lock super king size bed which can be separated into 2 3ft single beds upon request. Bedroom 2 offers bedside cabinets/lamps and a fitted wardrobe. The third double bedroom offers a double bed, bedside cabinets/lamps, fitted wardrobe and a wall mounted flat screen TV.

There is a stylish main bathroom on this level fully tiled in wonderful light grey marble. Facilities include a bath, sink, shaver socket, toilet, electric towel ladder, and separate shower cubicle (with raindrop shower head and hand-held attachment).

The front balcony and terraces are the perfect place to sit and marvel at the glorious sea views before or after you embark on your day. There is one further bedroom upstairs with 2 sofas (one being a double sofa bed), this rooms doubles up as a snug or forth bedroom so that 8 guests can be accommodated. There is a wall mounted flat screen TV in this room with the wet room opposite. The wet room offers a walk-in shower, stone sink, toilet, and electric towel ladder. There is a rear door entering the property from the rear garden (near the outside shower) which opens adjacent to the wet room. It is recommended that guests use this entry point coming in after a day at the beach so that sandy feet and beachware can be rinsed off and the wet room conveniently used.
